Real Water Heater Work in Kirkland
Two gas tanks in one house, July 2026. A house between downtown Kirkland and Juanita Bay had two aging Bradford White natural gas water heaters, one upstairs and one down. Caleb replaced both with new Bradford White units of the same size: new hot and cold supply lines, a new thermal expansion tank on each, new seismic strapping, the temperature and pressure relief lines brought up to current code, new gas flex connectors, the venting inspected and adjusted, and both sets of washing machine hoses replaced while the water was off. Both heaters were filled, lit, leak-tested and commissioned the same day, with a three-year parts and labor warranty on the installation.
A 50-gallon electric in a Totem Lake condo, July 2026. In a condo near Totem Lake, Caleb replaced a 50-gallon electric tank with a new one and the full code package: new supply lines, a full-port shutoff, a new expansion tank sized to the system, seismic strapping, the relief line run to an approved termination and the existing circuit reconnected, then the system filled, purged and tested for heat and leaks.
A 19-year-old tank in Kingsgate, August 2026. Bradyn was at a Kingsgate house to replace two frost-free hose bibs when he looked over the water heater and found it was about 19 years old. The homeowner chose to replace it that visit: a new 50-gallon Rheem electric, a new expansion tank, new brass fittings and 24-inch supply lines, the relief discharge line properly routed and secured, and a new pad under it, with the old tank hauled away.
Earlier in the year, in Juanita, Josh and PJ replaced a gas tank with a new 50-gallon Rheem, a new expansion tank, venting modifications, earthquake straps, a new ball valve and a new pressure regulator, and rebuilt a washing machine box and the vanity shutoffs while the walls were open. What We Install in Kirkland
Tank water heaters
All three of our photographed 2026 Kirkland jobs were tanks: Bradford White and Rheem, 40, 50 and 75 gallons, gas or electric, replaced like for like with new supply lines, an expansion tank, straps and a code-compliant relief line. Tanks suit families with predictable hot water use and cost less up front than tankless.
Kirkland note: the soft Tolt water leaves little sediment in a tank but eats sacrificial anode rods faster than the manual expects. We check the anode on any service call and can fit a powered anode where a tank keeps losing them.
Tankless water heaters
Navien and Rinnai units that heat water on demand, with no standby loss and a longer service life than a tank. Kirkland's soft water means less scale on the heat exchanger than in harder-water towns like Snoqualmie or Duvall.
Heat pump water heaters
The most efficient option for an electric house, pulling heat from the air around it, which makes a garage or a roomy utility room the right place for one. Puget Sound Energy pays $1,000 back on a qualifying Tier 3 or Tier 4 heat pump water heater installed on or after January 1, 2026, or $1,100 through its income-qualified Efficiency Boost program, for heaters that run on PSE electricity; a participating installer can apply it as an instant rebate. Kirkland-Specific Water Heater Considerations
Soft water: good news and a catch
Kirkland buys its water from Seattle Public Utilities, mostly from the Tolt River with some Cedar River supply, and it is very soft. The good news: little mineral scale in tanks or tankless heat exchangers. The catch: soft water is more aggressive on the sacrificial anode rod that protects a tank from the inside, so Kirkland anodes wear out early.
Two utilities, one source
South of about NE 124th Street, the City of Kirkland delivers the water. North of it, in Finn Hill, North Juanita and Kingsgate, it is Northshore Utility District, with Woodinville Water District serving part of eastern Kingsgate. All of it is the same Seattle supply, so the water heater advice does not change, but the Kingsgate house above is on a district line, not a city one.
A wide range of housing stock
Houghton and Market along the lake have the oldest houses, with some galvanized pipe still in service. Juanita, Rose Hill and Kingsgate are the 1960s to 1990s split-levels and ramblers where original tanks are long past their window; the Kingsgate tank above had reached 19 years. Totem Lake's condos and townhomes are newer, with PEX plumbing and compact closets, like the July condo.
Permits in Kirkland
Kirkland issues its own plumbing and mechanical permits through its Development Services Center. Replacing an electric water heater needs a plumbing permit; replacing a gas one needs a mechanical permit, plus a plumbing permit if the water piping is rearranged and a building permit if a wall, floor or ceiling has to be opened. For a single-family house or townhouse, the city does not require plan review, so the permit can be issued over the counter. We pull it and schedule the inspection as part of the job.

Yes. The City of Kirkland issues its own permits: a plumbing permit for an electric water heater, a mechanical permit for a gas one, plus a plumbing permit if the water piping is rearranged and a building permit if walls are opened. Single-family and townhouse replacements need no plan review, so the permit is quick. We handle it.
Is Kirkland water hard or soft?
Very soft. Kirkland's water, and Northshore Utility District's north of NE 124th Street, is Seattle's Tolt River supply with some Cedar River water. That means little scale in a tank or a tankless heat exchanger, but a faster-wearing anode rod, which is the part we check on Kirkland tanks before the tank itself starts to corrode.
Should I get a tankless water heater in Kirkland?
Kirkland is a good town for tankless because the soft water keeps the heat exchanger clean, and a larger house in Bridle Trails, Finn Hill or the Market area with several bathrooms gets the most from one. It needs adequate gas supply and venting, or a large electrical service, so the answer comes from the quote visit, not a brochure.
What PSE rebates are available for Kirkland water heaters?
